- Heating and Cooling: A heating system that needs repair can cost you a lot. The furnace might need to be replaced, and if it's a gas furnace it can also be very dangerous. Check the air conditioning system as well if the house has one. This would probably be cheaper to fix, anyway make sure it's working when you buy the house.
- Foundation: Foundation repairs are one of the most expensive ones you might ever need. When buying a house make sure there's no sign that foundation work might be needed. Check the basement, check the exterior walls near the ground.
